Selling a home is a big decision and it is intimidating. As your Realtor my goal here is to make this process as easy and smooth as possible. I will set up an initial consultation with you. During this time we’ll tour your home together. We will talk about your favorite things in the home, your investments, and recent upgrades. We will go through all recent sales and comparables in the area through competitive market analysis and little research. We then will come up with a pricing strategy that works best for you.
The goal of staging is to make a home appealing to the highest number of potential buyers. 70 percent of buyers say it’s easier to visualize a staged property as their future home than the one that is not staged. Not just that, Staging also helps in quicker and profitable sales. So, I offer complimentary staging and professional photography to all of my clients. It is a great opportunity to declutter and present your home the best way possible.
Once your home is nicely staged, we will schedule a professional photo session. One of the main reasons buyers reject the property without seeing in person is poor quality photos. Our goal is to present high impact photos to make a lasting first impression and attract more buyers. So photography is truly everything when it comes to listing your home.
A well staged home is eye-catching when shared on social media, printed on flyers and displayed in other visual marketing mediums. Once the photographs and videos are ready, I will post them to all possible social media platforms, mobile friendly sites, online marketing campaigns and multiple listing services. Our goal is to attract more potential buyers and stand out against the competition.
Once the home is officially listed on the market, Note that it is now available for showings. Don’t worry, you will be notified ahead of time so you can make sure your home looks and smells good. I will host an open house depending on the need to reach more walk-in buyers and home shoppers. I will give you quick updates on showings, feedback from other agents and offers I’ve received.
You will be presented all the offers received and we will analyze them together. We can negotiate some of the terms on the contract and make them as favorable as possible to you. Once we review and you select an offer, you will now enter the option period.
Option period is really just a chance for buyers to come and do your home inspections and any due diligence that they need to do to make themselves comfortable with the purchase of your home.
This is where everything comes together. Buyer works with their lender for financing. Appraisers, Inspectors, title company, everyone working behind the scenes and my goal is to make sure everything is running smoothly and all these things come together to bring us to the closing table.
